Parapet Wall Coping Replacement: Signs and Next Steps

The coping is the cap on top of the parapet. When it fails, water gets into the wall. Here is how to tell and what to do about it.

Short answer

Parapet wall coping is the cap that covers the top of a parapet and sheds water off the wall. It needs attention when it is loose, cracked, shifted, missing, or when the joints under or around it are open and the brick below is flaking. Water getting past a failed coping is a common path to a bad parapet. Keep people away from loose pieces, get a licensed mason to look at it, and ask the Department of Buildings whether your repair needs a permit.

If you can see daylight under a coping stone, a piece sits crooked, or there is a gap along the top of the wall, treat it as a repair that should not wait. Coping is the roof of the wall, and a parapet without a working one takes water from above every time it rains.

What does parapet coping do?

The Brick Industry Association says the primary function of caps and copings is to channel water away from the building. Because they sit at the most exposed location, a cap built of brick with many mortar joints may be a poor choice compared with concrete, stone or metal (BIA Technical Note 36A). The same guidance covers where flashing belongs: parapets are among the places through-wall flashing is installed to collect water and direct it back out (BIA Technical Note 7).

On a Chicago two-flat, three-flat or greystone, the parapet is the short wall that rises above the roofline on the front or sides. The coping caps that wall. Materials and details vary from building to building, so what is on yours has to be looked at in person.

What are the signs that coping needs replacing?

Any of these can mean water has been entering the wall for a while. The brick in the top courses is often the first to flake, which is why coping problems and spalled brick travel together. See what spalling brick looks like.

What should you do first?

  1. Keep people clear. If a piece is loose above a sidewalk, gangway, entry or porch, treat it as a falling hazard. The City allows emergency work that normally needs a permit to be done first when needed to prevent imminent harm, with the application filed the next business day (City of Chicago).
  2. Photograph it from the ground, and from windows where you can see the top safely. Do not climb onto an edge to inspect it.
  3. Call a licensed mason contractor. Masonry work in Chicago is done by City-licensed mason contractors (City of Chicago).
  4. Ask about the permit. The Express Permit program lists routine masonry maintenance and rebuilding a parapet up to 2,500 square feet, and a parapet taller than 48 inches is not eligible for that route (City of Chicago). Whether swapping coping alone needs a permit is not something we found spelled out, so confirm with the Department of Buildings.

Why the City cares

Exterior masonry has to be kept in good repair and anchored. Chicago's maintenance code lists masonry joints not kept weather resistant or water tight, and trim and facings not properly anchored, among unsafe conditions (City of Chicago code). The City's Exterior Wall Program applies to high-rise buildings, defined as more than 80 feet above grade (City of Chicago), but an inspector responding to a 311 complaint can cite loose masonry on any building.

On older masonry buildings, a parapet that has been repointed several times but never had its top looked at is a common pattern. The joints below get fixed and the water keeps coming in from above, through a coping that is cracked or open.

What does a good replacement address?

A coping job is more than setting new pieces. The mason should check the brick under it, the flashing, how water will drain off, and whether the joints below need work. Brick caps with many joints tend to be a weak choice, so ask what material is proposed and why.
