The Situation

Whether you're taking a structure down, gutting an interior, or clearing a lot for new construction.

Akats Construction handles demolition for residential and commercial clients throughout Chicago. We've been doing this since 2002, and we know how to do it safely, cleanly, and on schedule.

What We Demolish

Five kinds of demolition we handle.

Tell us what you need taken down — we've probably done it before.

01

Complete House Demolition

Taking a structure down to the foundation and clearing the site. We manage utility disconnects, pull demolition permits, execute the teardown, and handle debris removal.

02

Interior Demolition

Stripping the inside of a building down to studs and subfloor. Common for major rehabs where everything needs to go before reconstruction begins.

03

Selective Demolition

Targeted removal of specific elements — walls, additions, chimneys, or deteriorated sections — while the rest of the structure stays intact.

04

Garage & Accessory Structures

Detached garages, sheds, and outbuildings. Common one-day or two-day jobs that we can typically work into the schedule quickly.

05

Partial Structure Removal

Taking down a failing addition or deteriorated rear section while preserving the main structure. Requires careful planning to protect what stays.

How a Demo Project Runs

Before, During, After.

The physical demolition is the straightforward part. The planning and the cleanup are where the work happens.

Phase 1 — Before

Plan & Permit

Review permit requirements with the City of Chicago, coordinate with utility companies to disconnect services, and assess the site for any conditions that need addressing before work starts.

Phase 2 — During

Demolition

Execute the teardown safely. Protect adjacent property, manage dust and debris, and keep the site secure throughout. Most residential teardowns happen in one to three days.

Phase 3 — After

Haul & Hand Off

Debris removal and disposal, with recyclables sent to appropriate facilities. Site graded and left ready for excavation, new construction, or whatever comes next.

Permits & Coordination

Demolition in Chicago requires permits. We handle them.

The City of Chicago requires permits for most demolition work, and the process involves coordination with multiple departments. We handle the permit process as part of our demolition service.

If you're dealing with a more complex approval situation — historic district, zoning question, or violation-driven teardown — our Chicago expediting service handles those too.

What's Included

Coordination We Handle

  • Chicago Department of Buildings permits
  • Utility company disconnects (gas, electric, water, sewer)
  • Hazardous materials coordination (asbestos/lead via licensed abatement)
  • Site safety, dust control, and adjacent property protection
  • Debris hauling, disposal, and recycling routing
What Comes Next

Demolition is rarely the whole project.

If you're clearing a site for new construction, demolition is just step one. We can carry the whole job from teardown to finished structure — one contract, one crew, one schedule.

Demolition

Clear the structure and prep the site.

Excavation

Dig and grade for new foundations.

New Build

Concrete, masonry, and full construction.

Need Excavation After the Teardown?

Demolition and excavation work better as one project than two. Same crew, no coordination gap between phases. If you're clearing for new foundations or a basement, ask us about combining the scope.

The physical teardown of most residential structures can be completed in one to three days. The full project timeline — including permits, utility disconnects, and debris removal — is typically longer depending on the specifics.

We handle debris removal and disposal as part of the job. Depending on the materials, some items are directed to recycling facilities rather than a landfill.

We identify potential areas of concern during our initial assessment. Hazardous materials abatement (asbestos, lead paint) is handled by a licensed abatement contractor before demolition begins. We can coordinate that as part of the overall project.
