Site Work · Excavation

Excavation Contractor in Chicago

Before you build, you dig. Foundations, grading, trenching, basement excavations. Equipment, experience, and a crew that knows Chicago dirt.

First Phase

Excavation sets the project up — or sets it back.

Bad subgrade prep shows up later in cracked slabs, settling foundations, and drainage problems. We do it right the first time so the rest of the build stays on track.

The Scope

Before you build, you dig.

Akats Construction handles excavation and site preparation for residential and commercial construction projects throughout Chicago. Foundation excavation, site grading, trenching, lot clearing — we have the equipment and the experience to get it done.

What We Excavate

Four core services.

Whatever the build needs underground or at grade, we've handled it across Chicago since 2002.

Foundation Excavation

Digging to the required depth and dimensions for new foundations, including basement excavations for residential construction and additions.

Site Grading & Prep

Grading to the correct elevation and slope before construction begins. Proper grading controls drainage and provides a stable base for whatever's being built.

Trench Excavation

Trenching for utilities, drainage systems, footings, and underground installations. Width, depth, and routing to spec.

Lot Clearing & Rough Grading

Removing existing material and establishing rough grades on a cleared lot in preparation for new construction.

Combined Scope

Demo + Excavation = One Crew.

Excavation often follows demolition. When the same crew handles both, you save the coordination headache and the project keeps moving.

Build

One Contract, One Schedule.

Tearing down and starting fresh? We handle both phases under one contract. Same equipment on site, same supervisor, same accountability. The handoff problems that come with managing two contractors across overlapping phases disappear.

What's Underground

Chicago sits on glacial till.

Soil conditions vary significantly by neighborhood and by the history of a specific site. Some areas have fill material, buried footings from demolished structures, or other subsurface conditions that affect how excavation should be approached.

We assess site conditions before we start — and adjust our approach based on what we're actually working with. Underground Chicago can be unpredictable. Experience is how we work through it.

What We Watch For

Conditions Common to Chicago

01
Fill Material
Soil that was placed rather than naturally settled. Often unstable, often hiding things.
02
Buried Footings
Foundations from demolished structures that were left in place.
03
High Water Table
Common in parts of Chicago, particularly closer to the lake or river.
04
Mixed Subsurface
Clay, sand, organic material — Chicago lots can layer all of it.

Utility Coordination

Every dig starts with JULIE.

Illinois law requires notification to JULIE (Joint Utility Locating Information for Excavators) before any excavation. We coordinate with JULIE as part of our standard process — no one gets surprised mid-project, no one cuts a gas line, no one delays the schedule because the locate wasn't done.

Related Service

Excavation Is Step Two.

If you're starting with a teardown, our demolition crew can roll straight into excavation. One contract, one schedule, no gap between phases — that's how we run combined demo + excavation projects.
