Flat Roofing

Dominant type on Chicago's two-flats, three-flats, greystones, coach houses, and commercial stock. Standing water, freeze-thaw, and UV degrade membranes over time — installation quality is what determines lifespan.

Repair vs Replace

Not every roof problem needs a tear-off.

Small leaks, localized membrane failures, and seam separations can often be repaired at a fraction of the replacement cost. If the system is at the end of its useful life or the damage is widespread, replacement is the more cost-effective long-term answer.

We'll give you an honest assessment of where your roof stands and what makes the most sense. If repair will hold up and meaningfully extend the life of the roof, we'll tell you that. If it won't, we'll tell you that too.
