Flat roofs and shingle roofs. Residential and commercial. New installs, full replacements, and repairs across the city.
Flat roofing is the dominant type on Chicago's residential and commercial buildings. Standing water, freeze-thaw, UV. They all want a way in.
Akats Construction handles roofing for residential and commercial properties throughout Chicago. Flat roofs, pitched shingle roofs: new installs, replacements, repairs.
Different buildings, different systems, different expertise. Here's what we install across both.
Dominant type on Chicago's two-flats, three-flats, greystones, coach houses, and commercial stock. Standing water, freeze-thaw, and UV degrade membranes over time. Installation quality is what determines lifespan.
For homes with pitched roofs. We install and replace asphalt shingles: standard three-tab and architectural (dimensional). Often driven by storm damage, aging, or insurance claims.
Small leaks, localized membrane failures, and seam separations can often be repaired at a fraction of the replacement cost. If the system is at the end of its useful life or the damage is widespread, replacement is the more cost-effective long-term answer.
We'll give you an honest assessment of where your roof stands and what makes the most sense. If repair will hold up and meaningfully extend the life of the roof, we'll tell you that. If it won't, we'll tell you that too.
Catching problems early is the difference between a repair and a full tear-off. If you're seeing any of these, call.
Failing flat roofs are a common source of building code violations on Chicago residential and commercial buildings. We handle the violation side: assess, replace or repair, document, and help you through re-inspection.

A properly installed modified bitumen or TPO roof can last 20 years or more. Lifespan depends on the quality of installation, the membrane type, and maintenance. Chicago weather is harder on roofs than most climates, so regular inspection matters.
In many cases, yes. We'll assess the extent of the damage and the overall condition of the system. If a repair will hold up and extend the life of the roof meaningfully, we'll tell you that.
TPO is a single-ply membrane that's heat-welded at the seams and is highly reflective, which helps with energy efficiency. Modified bitumen is a multi-layer system, typically torch-applied, that's been used on Chicago buildings for decades. Both are reliable options. The right choice depends on your building, budget, and long-term goals. We'll walk you through the options.
