Tuckpointing in Chicago

Cracked or recessed mortar isn't cosmetic. It's an open door for water. We tuckpoint residential and commercial brick across Chicago — and we know what mortar belongs on your building.

Why It Matters

Chicago's freeze-thaw cycle is brutal on mortar.

A hairline crack becomes a gap. Water gets in. It freezes, expands, and the damage compounds every winter. Catch it now and the job is small.

The Situation

If the mortar between your bricks looks cracked, recessed, or crumbling, that's not cosmetic.

Water follows any path it can find, and deteriorating mortar is an open invitation. Akats Construction has been tuckpointing residential and commercial buildings in Chicago since 2002 — and we know what it takes to do it right in this climate.

What Is Tuckpointing?

Removing failed mortar. Replacing it with the right mix.

Tuckpointing is the process of grinding out damaged or deteriorated mortar from the joints between bricks and replacing it with fresh mortar. Done right, it seals the masonry against water intrusion, restores structural integrity, and adds decades to the life of the building.

The key word is right. Using the wrong mortar — one that's harder than the surrounding brick — transfers stress the wrong way and causes the brick faces to spall over time. We match mortar to the building, not just the color on the surface.

The Process

How We Do It

1
Grind Out
Remove deteriorated mortar to the correct depth — deep enough for a real bond, not just a surface patch.
2
Match the Mix
Match the new mortar to the building's age, brick type, and original composition. Older buildings used lime-based mortar — modern Portland cement is wrong for them.
3
Pack & Tool
Pack the joints, tool them to match the existing profile, and finish so the new work is invisible against the old.
Where We Tuckpoint

Brick is brick. The building is what changes.

We tuckpoint across the full range of Chicago's housing stock and commercial buildings.

Two- & Three-Flats

The classic Chicago vernacular. We do these constantly.

Single-Family

Brick and stone exteriors on Chicago homes.

Commercial

Retail, office, and mixed-use buildings.

Historic Buildings

Older Chicago stock where mortar matching is critical.

Chimneys & Parapets

Top-of-building masonry that takes the worst weather.

Know the Signs

You don't need an inspector to see a problem.

If you spot any of these on your building, give us a call. The longer you wait, the more work the repair becomes.

Recessed Mortar

Mortar that looks concave compared to the brick face. The joint has lost mass.

Cracked Joints

Visible cracks running along the mortar lines, especially after a hard winter.

White Staining (Efflorescence)

That powdery white film on the brick? Water is moving through the wall.

Damp Interior Walls

Damp spots on interior walls near exterior brick. The water is already inside.

Crumbling to Touch

Mortar that comes away when you press on it with a finger or a screwdriver tip.

Spalling Brick Faces

Brick faces flaking off — usually a sign mortar work was already overdue.

A significant portion of Chicago's housing stock was built between 1880 and 1940 using lime-based mortar. Applying modern Portland cement to those buildings causes more damage than it prevents.

FAQ

Common Questions About Tuckpointing

Most jobs start with a quick conversation or a photo text. Here's what we get asked most.

Properly done tuckpointing on a well-maintained building can last 25 to 30 years. The timeline depends on weather exposure, the original mortar quality, and how well previous work was done.

Yes. We address specific areas showing deterioration. We'll also flag other areas that may need attention soon so you can plan ahead rather than get surprised.

In most cases, no. However, some historic districts have additional requirements. We'll let you know upfront if your project has any permit considerations.

That's what the free estimate is for. We'll assess the mortar, the brick condition, and any water damage, and tell you the actual scope of the problem.

Yes. We tuckpoint residential and commercial masonry throughout Chicago.

Spring through fall is ideal, when temperatures stay above 40 degrees consistently. Mortar needs time to cure before freezing temperatures set in. We'll advise on timing for your project.
